Under the general direction of the Director, Building Operations, manages and supervises the daily operations of the Engineering, Electrical, Plumbing, Mechanical, Carpentry and Painting departments including, but not limited to; safety program, event support, repair and maintenance of the Central Plant, infrastructure, plumbing, electrical, painting, carpentry, mechanical equipment, and facility capital infrastructure. Maintains effective communications with the Director and other departments. Provides direction to supervisors and staff for repair / maintenance of the facility, administers maintenance contracts, and coordinates client utility services.
ESSENTIAL DUTIES AND RESPONSIBILITIES Typical duties include the following. Other duties may be assigned.
Responsible for the daily work activity including; providing direction, coordination, and evaluation to the Engineering, Electrical, Plumbing, Mechanical, Carpentry and Painting Divisions.
Directs the on-going installation, maintenance and repair of mechanical, plumbing, electrical, HVAC equipment, facility finishes, and mechanical equipment (forklifts, carts, scrubbers) in the Convention Center. Ensures that work is preformed safely and reinforces safety guidelines and policies.
Directs the daily event support, including scheduling HVAC and lighting controls. Coordinates emergency repairs affecting events.
Supports the Director, Building Operations by coordinating and tracking repairs and maintenance contracts.
Ensures the quality of services by planning, managing, scheduling, supervising and training engineering and electrical maintenance personnel. Oversees the maintenance of all facility equipment.
Assist with the planning and implementation of short, long term, preventive, and anticipated maintenance repairs, works with the Engineering Department Administrative Assistant on CMMS system administration.
Assist’s with the development and implementation of most cost effective means for repairs & maintenance while keeping up to date with developing methods and technology. Manages department resources to ensure compliance with budget objectives, standards of facility repairs, equipment tracking, CMMS, and regulatory compliance.
Assist in budget development of the Engineering and Electrical Divisions. Provides input for operating expenses, capital equipment and capital maintenance budgets. Works within the Procurement Department using established guidelines for purchasing goods and services. Tracks expenditures.

Impartially and fairly applies all Corporation policies and procedures throughout the engineering and electrical divisions.
Collaborates with other departments to provide the highest quality of service to our clients.
Assist Security with the facility Fire system when requested. Monitors and schedules in house and contractor fire system repairs and inspections, keeps records current.
When requested meets with clients to coordinate their engineering and electrical requirements.
Assist with ensuring that outside work performed by contractors is coordinated with staff, assists the Director, Capital Projects with coordination and direction of outside vendors/contractors performing work for the Engineering and Electrical Divisions.
Periodically inspects the facility and takes immediate corrective action of any safety issue.
Must be available to respond to emergencies (via corporation cell phone) 24 hours a day / 7 days a week as necessary.
Conducts staff training including; safety meetings, equipment training, compliance training, and weekly trade meetings, documenting necessary reports.
Involved in daily oversight and management of staff affiliated with five separate trade unions. Participates in following the discipline/grievance processes and participates in Collected Bargaining Agreement negotiations. Responsible for understanding and adhering to the CBA on a daily basis.
Demonstrates and reinforces Core Values at all times. Provide direction to the engineering operations supervisors and engineering, electrical, plumbing, mechanical, carpentry and painting staff throughout the day and keeps the Director, Building Operations updated on issues that arise. Carry out supervisory responsibilities in accordance within the organization's structure, policies and procedures. Responsibilities include; assisting with interviews, hiring and training employees, planning, scheduling, assigning, and directing daily work, appraising performance, provide recommendation for rewarding and disciplining employees, assist with addressing complaints and resolving problems in the field. While performing the duties of this job the employee is required to “stand in” for the Director, Building Operations while on vacation or in his/her absence.

EDUCATION and/or EXPERIENCE
Bachelor's degree from a four-year college and or six years related experience including four year’s managerial experience with emphasis in large facility maintenance, preferably in the Convention Center/Hospitality industry and/or training or equivalent combination of education and experience. Experience in preparing and monitoring a budget including energy management, preventative maintenance, personnel forecasting, revenue projecting and capital improvements.
Ability to read, analyze, and interpret general business periodicals, read and interrupt blueprints and schematics, professional journals, technical procedures, or governmental regulations. Ability to compose reports, business correspondence, and procedure manuals. Ability to effectively present information and respond to questions from groups of managers, clients, customers, and the general public.
Ability to define problems, collect data, establish facts, and draw valid conclusions. Ability to interpret an extensive variety of technical instructions in mathematical or diagram form and deal with several abstract and concrete variables.
CERTIFICATES, LICENSES, REGISTRATIONS
Building Operator Certification is highly recommended.
OTHER SKILLS AND ABILITIES
Knowledge of facility management and maintenance programs. Ability to trouble shoot building systems and develop repair approach within tight time frames. Ability to establish and maintain effective working relationships with subordinates, staff, outside contractors and vendors. Must be able to work flexible hours including availability to work evenings, holidays and weekends in a 7/24 operation. Competent with Microsoft Office Suite and building automation software.

The primary office location is located on the P1 basement level of the Convention Center, which is underground with no windows. While performing the duties of this job, the employee is regularly exposed to moving mechanical parts. The employee is frequently exposed to high, precarious places; outside weather conditions; risk of electrical shock; hydraulic/pneumatic/steam equipment, and vibration. The employee is occasionally exposed to wet and/or humid conditions, fumes or airborne particles, toxic or caustic chemicals, and extreme heat. The noise level in the work environment is usually loud.
