•Assume management responsibility for all services and activities involved in maintenance and operations, including painting, basic contracting and plumbing
•Select, train, motivate and evaluate staff; provide or coordinate staff training; work with employees to correct deficiencies; implement discipline and termination procedures.
•Plan, direct, coordinate, and review the work plan for facility maintenance and operations as well as all event changeovers; meet with staff to identify and resolve problems; assign work activities, projects and programs; monitor workflow; review and evaluate work products, methods, and procedures.
•Oversee the set-up of events; coordinate facility arrangements with concessionaires and vendors; direct and monitor the work of contractors, engineers, and architects on building projects. Setups can occur during overnight hours.
•Management of snow removal and maintenance of walkways and parking lots surrounding the arena by working with part-time staff and contractors.
•Participate in the development and administration of the Operations budget; forecast of additional funds needed for staffing, equipment, materials, and supplies; monitor and approve expenditures; implement adjustments as necessary.
•Ensure staff is working safely, efficiently and are aware of proper safety guidelines. Conduct monthly safety meeting.
•Order supplies and materials for maintenance programs within budget guidelines; receive and maintain supplies.
•Maintain hazardous materials communication program, material safety data sheets, and required records and permits; maintain knowledge of changes in pertinent Federal, State and Local regulations.
•Develop and maintain an accurate record-keeping system; including equipment maintenance and inventory logs.
•Ability to act as building liaison for events (greeting promoters, vendors, etc.) including but not limited to acting as manager-on-duty at specified times.
•Submit bi-weekly payroll for part-time trades and laborers as well as maintain an up to date employee roster.
•Submit weekly project list detailing work completed during the week.
•Review building inventory and maintain janitorial equipment.
•Comply with all client-related policies and procedures related to inventory.
Nonessential Job Functions:
•Perform other duties and responsibilities as required.
Minimum of three (3) years’ experience in building maintenance including some supervisory responsibility.
Bachelor’s degree from accredited college/university in a related field (Facility Management, Engineering, Sports Management, etc.) required.
Formalized training in the maintenance of in use of equipment, i.e. forklifts, snow plows, man lifts, etc.
Familiarity with OSHA requirements.
Must have valid driver’s license and vehicle.
Must have the ability to stand for multiple hours at a time, climb stairs, and lift 75+ pounds, unaided and awareness of OSHA requirements.
Capable of working a flexible schedule and extended hours including but not limited to working early mornings, nights, weekends and holidays in addition to traditional business hours.
Strong oral and written communication skills in the English language.
Possess leadership, supervisory, and strong organizational skills as well as attention to detail and be able to function in a multi-task environment
Proficient in Microsoft Excel and Word.
Knowledge of boilers, chillers, refrigeration and ice making helpful.
